Looked at one a few days ago about a block away from where I'm living now. It was both a horror show and adorable at the same time. If I had a contractor I trusted it would have been something I would have considered, except for having no off street parking and being right on the main street. :/ Then another house I was interested in that was absolutely PERFECT and had only been on the market for two days turned out to be already under contract when the real estate agent tried to schedule a showing.
It appears I am not the kind of person that is good about taking advantage of opportunities. I'm one of those spoiled house buyers that wants turn key. This is a stupid way to be. But I have zero idea about how to find a contractor that doesn't suck. If I knew one, I'd be all over a house that's just a block away from mine as it's got two apartments and I could let someone else pay my house payment each month. But holy moly does it need more work than I could do.
You can make a deal with people so that any improvements they make can come out of their rent.
So what I'm imagining is this: You have enough for a down payment for a decent and decent sized house, but there's none left over for hiring a contractor. Which means you'd have to take out a loan for the contractor. Is that the situation?

I would not ask someone to live in either apartment as it is now. They're that bad. I need the Property Brothers.
But, in this specific case I would have enough to do some work, but nightmare money pit situations dance in my head or of contractors that are thieves & since I don't know much about what it takes to fix some of the issues I feel vulnerable to being duped. But the idea of a fixer-upper is getting more attractive the more I look.
I had suspected that it would need a new roof just based on the year it was built and was ready for that, but it having already leaked worries me, because of the problems it could have caused. So, I'm not sure about that one anymore. Couldn't see it as it's a short sale and the bank never got back to my agent and I'm busy for the next three weekends... so she's going to check it out for me and get some pictures.
Had to put off the search for the past few weeks because I was too busy, but it's back on! This Thursday I'll be looking at something in a cute neighborhood. From the photos it needs work and the kitchn looks to be the original (except for the appliances) but if the drawers open an close, I don't care. I don't need brand new. I just need functional. If the bathroom is good and there isn't anything horrifically wrong with the place... *fingers crossed*
